Pursuant to Article II, Section 2.13 of the Declaration, sidewalks, entryways, and stairways shall not be obstructed or used for any purpose other than pedestrian walkways. Common Areas shall not be used for any purpose other than as intended and shall not be altered without express written approval from the Board.
No Large items shall be placed in the community dumpsters (including mattresses, furniture, or other large items), and no large personal items shall be left on the Common Areas or on the Lots.
Owners may only use the RV storage area subject to entering into the RV Parking Contract with the Association. Please contact us for more information.
Each Unit has two covered stalls for Owner parking. All uncovered stalls shall be used only as short-term visitor parking. Owners shall not park their vehicles in the zones painted red. No vehicle shall be parked in a manner that obstructs the flow of traffic along the common roads and streets.
Vehicles in disrepair as reasonably determined by the Association may not be abandoned or remain parked on any Lot or on any Common Area. Use of any Common Areas or facilities for vehicle repair is strictly prohibited. All vehicles, including recreational vehicles, must be registered and in operating condition. If an Owner or renter fails to remove an offending vehicle within five (5) calendar days following the date notice of the violation is mailed by the Association to the Owner, the Association may cause the vehicle to be towed or otherwise removed from the premises and may assess the expense of such removal to the Owner. In addition, the Owner is subject to fines as set forth in the Schedule of Fines.
No recreational vehicles or trailers (including flat-bed and / or work trailers) shall be parked in the short-term visitor parking or covered parking areas.
All pets must remain on a leash when they are on the Common Areas, and upon any Lot where the yard area is not fully enclosed. Pet owners shall pick up all pet droppings immediately and dispose of such droppings properly. Pet droppings on individual Lots must be picked up on a regular basis to prevent unsightliness and odor. Pet Owners shall not permit excess noise from pets, including barking or other noises that disturb residents.
Landscaping in the community will be every Tuesday starting May 5th 2020, weather permitting. If it rains on the assigned day, the landscapers will come the next day. If the rain continues through the week, the landscapers will resume the following week.
As a reminder: only your front yards and common areas will be mowed by the landscapers. Backyards are a homeowner responsibility. Homeowners will need to mow and maintain their backyards so that they have a neatly trimmed appearance.
